Top tips for Building Maintenance

Roofs

The roof of your house is the most likely source of dampness or water penetration problems. Look for loose or missing slates and tiles, or signs of holes and splits on flat roofs, which can allow water in to the roof timbers. Check in the attic for leaks after heavy rain.

Drainage

Gutters, eaves and rain water pipes can become blocked or develop leaks. The best time to check these is when it is raining, but you can also look for stains on walls and plants growing in the gutters.

Metal flashings and mortar fillets are designed to divert water away from vulnerable areas. Signs of dampness on internal walls, ceilings and in attics are indications that there may be a problem.

Walls

Walls do not normally require a high level of maintenance. It is usually enough to check the mortar pointing which can be kept in good condition by raking out the defective pointing and renewing it with matching mortar. You should also regularly check the condition of the render.


Paintwork

External woodwork should be repainted every 5 to 7 years. Poorly maintained paintwork can cause timber to decay.

Services and flues

Make sure that pipes are properly lagged to avoid bursts in winter and check water and heating systems for leaks. A qualified person should regularly inspect electrical and gas installations and make sure chimney flues are safe and clear.

External

Avoid a build up of earth or leaves at the base of the walls. Keep under-floor vents clear and do not block them up to prevent draughts.

Gullies and drains are best checked during a rain storm to make sure they are working properly and you should consider control or removal of trees or climbers that may be damaging walls or blocking gutters.

You should always have your personal safety in mind when inspecting your home. Use an appropriate means of access and correct safety equipment. If you are in any doubt about the safety of inspection or maintenance work you should employ a reputable professional tradesperson.
